General Services

  1. Track market conditions (vacancy rates, time on market, market rental rates) Including federal/ state legislative related issues, conduct a market analysis of rents in your properties area, and make a recommendation for rent levels.

  2. Consultation regarding the renovating and upgrading of your property, Including a contribution of any improvement

Accounting & Record Keeping & Financial Services

  1. “Complete accounting” including rent collection, security deposits.

  2. Every month deposit the income into your account and send you an easy to understand income and expense statement.

  3. Coordinate written high quality rental/ lease agreements, complete, binding and conforming with applicable laws.

  4. Set up Master Fire Alarm Inspection log.

  5. Effective collection strategies

  6. Charge late fees- enforce on-time rent payments and handle bounced checks.

Tenant Handling Services

  1. Aggressive & cost effective marketing to minimize vacancy.

  2. Show rental units, schedule individual appointments, pre-qualify tenants during initial showing.

  3. Comprehensive screening and qualify prospective tenants:

    • Extensive Credit Reports

    • Talk to Former Landlords

    • Verify Employment

    • Check References

  4. Meeting with tenant prior to move in, reviewing and signing documents, collection money & deposit.

  5. Providing tenants with information letter prior to move in and distribute keys.

  6. Do walkthrough of apartment, 4 page check list and take pictures of the interior & exterior of the unit and keep on file.

  7. Prepare and set up and maintain Tenant files

  8. Handle tenant relations and communications, Investigate problems, deal with complaints from tenants.

  9. Conduct semiannual inspections.

  10. Aggressively enforce property rules regarding pets, property damage.

  11. Notify your tenants of scheduled maintenance. Rent increases ECT..

  12. Resolve delinquent accounts, including evictions (explore alternatives to eviction- negotiate voluntary move-outs, taking tenant to court)

  13. 24 hour emergency answering service.

Fees

Management fees are based on a variety of factors including the number of units, the properties location, the condition of the property and the amount of time needed to stabilize the property if it is currently vacant.

  1. We charge 6-10% of gross income (excluding laundry).

  2. ½ of one months rent to “turn a unit.

  3. In- house maintenance fees are cost plus 15%

  4. Materials are at cost.

  5. 3rd party expenses are invoiced at cost.

We have strong working relationships with carpet cleaners, plumbers, HVAC, electricians and eviction lawyers which you will be to your benefit. We are very good at driving rents, removing bad tenants and selecting good tenants. In addition, we understand the necessity of running a property with diligence and consistency.
